There is no upfront fee, no marketing pack to buy, and no charge if you withdraw. Our agreement is twelve weeks, renewable, and you can leave at the end of it with two weeks notice.
Median across our 2025 sales was 63 days from launch to exchange, with a range of 14 to 210. Coastal property is slower and more seasonal. Anything above $5m is slower again simply because there are fewer buyers.
Usually not. You rarely get the money back and buyers at this end of the market are buying the architecture. Fix what is broken, clear what is cluttered, and clean the glass. Those three cover most of it.
Yes, at our cost, after the quiet launch period. Roughly a third of our sales in the last two years went to a registered buyer before the property reached a portal at all.
Under a sole agency agreement the commission is still due if you sell during the term to anyone we introduced. If you find a buyer entirely independently, tell us and we will discuss it rather than pointing at the contract.
No. We sell, and we do not manage lettings. If you need a letting agent we will give you two names and take nothing for the referral.
